THE WHALER RESORT

Whaler Resort Painting & Enhancement Project:

This project involves exterior painting and spall repair of concrete towers to enhance the appearance and durability of the property.

The project will be conducted in two phases. Exterior Building Painting & spall repair for Tower 2 will begin on August 15, 2023, and conclude on April 2024. Tower 1 will undergo the same repairs the following year, starting around August 12, 2024.

Whaler 359 is located in Tower 2 in -59 stack and work has been completed

Whaler 319 is located in Tower 1 and work has been completed

Whaler 420 is located in Tower 1 in -20 stack & is scheduled for approximately February 4  - March 3 2025

Whaler 515 is located in Tower 1 and work has been completed

Aside from the project commencement date, the start dates on the stacks may be a little earlier or later than the projected schedule. All scheduled dates are approximate. Actual schedule progress will be impacted by weather conditions and the severity of concrete spall repairs.

It may be noisy, dusty, annoying, and disruptive to the use and enjoyment of apartment units and their surrounding areas during this time. Due to the necessary work being performed on lanais and facades, and the potential for falling debris, apartment lanais will be closed during working hours (Monday thru Friday from 8:00 am to 4:00 pm) while work on the vertical stacks is being performed. Access to lanais during non-working hours will be allowed unless safety issues are discovered and require a temporary closure. During stack construction, lanai furniture will be consolidated and protected with plastic sheeting. Lanai surfaces may become dusty during stack construction. Lanai’s adjacent to the work areas may experience wind-blown dust from construction.

ROYAL KAHANA

At this time, the hallways on the 5th and 6th floors are undergoing spalling work. This process involves the repair of concrete surfaces that have been damaged due to moisture or age. While the lanais remain unaffected, the ongoing work creates a lot of noise within the unit, which may cause some inconvenience to the occupants.

By booking the affected condos, you agree that you understand there is an active construction project & Maui Westside is not responsible for how this may affect your stay, including but not limited to inconvenience from construction, noise, traffic, limited parking, or neighboring guests. Any disturbance shall not constitute a breach of your agreement with Maui Westside & does not entitle the guest to any refund or rental adjustment.

MAHANA AT KAANAPALI

Updated Construction Schedule for Molokai Tower Roof Project

Layton Construction, in collaboration with our Mahana Resort team, has been diligently working on the timelines for the Molokai Tower Roof project. Here are the latest updates:

Key Dates:

  • Mobilization: Pre-construction mobilization will commence on or about March 24, 2025. This phase includes hoisting materials to the roof, installing barricades, setting up safety precautions, and positioning the crane.

  • HVAC Outage: The building-wide HVAC outage is scheduled to start on April 21, 2025, with the expectation of service restoration by June 25, 2025. Maui Westside Properties may provide a portable AC unit for guest use, but availability is not guaranteed.

  • Excessive Noise: Very noisy work, primarily due to roof demolition, is set to begin on April 28, 2025, and will last for approximately 30 days. Additional shorter periods of noise may occur throughout the project.

Completion Date:

  • Planned Completion: The optimal completion date is targeted for August 28, 2025. However, this may be subject to extension depending on the extent of spalling or unforeseen issues with the roof slab.

Important Considerations:

  • Water Outages: There will be periodic water outages affecting the units, but water will be restored by the end of each construction day. Efforts will be made to provide advance notice whenever possible.

Mahana 1003 Impact:

Discounted Pricing: Rates have been adjusted to reflect ongoing construction. No further discounts will apply to bookings made on or after January 8, 2025.

Acknowledgment: By booking a stay from March 24, 2025, to August 28, 2025, guests acknowledge the construction's impact on their visit. Maui Westside is not liable for these disruptions, and no additional discounts or reimbursements will be provided.

Schedule Changes:

Dates are subject to change due to weather conditions, unexpected damage, or additional repair needs. We will strive to update the schedule promptly, but please note that these changes are beyond our control.
